I am not sure how him playing in a sensitive way is supposed to connect to the people looking out their windows at him.

If the way he plays causes them to look out their windows, then use the coordinating conjunction "so."  In other words, say "He plays in a sensitive way so he soon has half the neighborhood peeking out of windows."

If sensitive play is not "supposed to" make people look out their windows, use "but."  In other words, say "He plays in a sensitive way but he soon has half the neighborhood peeking out of windows."
