`p^2 -q^2 -4q -4`

`=p^2 -(q^2 +4q +4)`

`=p^2 -(q^2 +2.q.2 +2^2)`

`=p^2-(q+2)^2`

`={p-(q+2)}{p+(q+2)}, [since a^2 - b^2 = (a-b)(a+b)]`

`= (p-q-2)(p+q+2)`
